Overview of Building a Custom Home
Get started on your new custom home by filling out our online Initial Consultation Checklist. Then when you are ready, call us to schedule your first consulation appointment. It will be very helpful to bring your Initial Consulation Checklist already filled out as complete as possible. Our Designer will listen to your ideas, needs, and design concepts. We will work towards your dream home while helping you stay within your budget.
At this time you may be visiting with other Builders to find the "right fit". Since you will be working with your Builder for six months or more, you will want to select a Builder who is trustworthy, truthful, professional, and talented.
Here at Company Woods Builders we only accept a limited number of homes at any given time so we can put the utmost attention on delivering the best quality and craftsmanship to our Clients. During the initial consultation, we will assess your project and timeframe to determine a 'fit' on our end.
Consultation and Design - One to Four Weeks
After this first meeting, you may decide to continue with Company Woods Builders. Once our professional services agreement is signed, our Designer will begin to develop your custom home design. We will visit your build site, prepare preliminary floor plans and sketches, and develop a cost analysis. A meeting or two will help clarify details and then a full set of plans will be drawn which includes side elevations, foundation plan, floor plan, roof lines, and project specifications. A Home Construction Quote will accompany your home specifications.
Final Specifications and Contract - Three to Six Weeks
When the plans near completion we will give you a copy of our Construction Contract to review along with your attorney. These contract documents bring together the final agreement between Builder and Home Owners. If the Home Owners request changes during construction, a Change Order will be signed by both parties. A 10% deposit is due at contract signing.
Construction - Six to Twelve Months
Project Preparation begins and the Builder will need from four to eight weeks to prepare the project properly. This would inlcude material lists, various development/township permits, job assignments, special orders, utilities orders and worker schedules.
Client/Builder Survival Guide
Once you've signed on with Company Woods Builders and the construction is about to begin, you'll want to make sure there's clear communication of schedules and expectations. What is done next about this working relationship will make the difference between a pleasant experience and an unpleasant one. Here are a few things to remember:
- Post CWB phone numbers by your phone in case a question arises. To avoid confusion, delegate one family spokesperson.
- Consider the logistics involved in ordering, delivering, and shipping materials. CWB is as anxious as you are to finish the job on time. Allow a margin for human error or for simple forgetfulness.
- Workmanship: Expect the highest of industry standards of quality workmanship. However, don't expect to get more than what is in your project specifications.
- It's a job site, not your storage space: Owner's possessions are not permitted on the job site.
- Be Cool: Keep calm and flexible. Time-clocking workers only builds resentment and won't save a penny.
- Try to stay out of the construction area. This is important for safety and for maintaining construction schedules. Keep pets and children our the workers' way.
- Your Assistance: You can cut down on last minute decisions and delays by selecting your materials in advance.
- Swallow those endless "whys" that slow down production. Most workers are simply following the Builder's orders and the project specifications. Discuss construction changes only with the Builder's authorized representative.
- Win cooperation from workers and the Builder with good, basic human relations. Nothing makes them work harder than a word of appreciation or an unexpected pot of coffee!
- Give CWB the benefit of the doubt. You chose us for a variety of reasons and one of those was honesty. Smaller sized companies know that they will essentially enjoy longevity in the business through satisfied customers.
